Handling Common Area Fees in Townhouses
When a rental property is located within a townhouse complex, there may be instances where tenants fail to pay the common area maintenance fees on time, resulting in charges being incurred by the property owner. In the event of overdue maintenance fees, we will handle the collection process on your behalf. Additionally, any unpaid amounts can be deducted from the security deposit to safeguard against potential future issues.

In rental homes, both major and minor repair issues constantly arise. In the outskirts of Jeju, calling in a contractor or specialist can be costly and time-consuming, and they often won’t come for minor issues. When a problem occurs in your home, we will visit to assess the situation and assist you in making repairs at the most efficient and affordable cost. After the repairs, we’ll provide a report along with photos from the site.
Move-in/move-out inspection
Pre-Move-In Inspection and Checklist
Before move-in, we conduct a thorough inspection and create a checklist, taking photographs for documentation. Prior to move-out, we will assess any damages or cleanliness issues to calculate the cost of repairs. We mediate the billing process, allowing for deductions from the security deposit after settlement. Additionally, we assist in quickly restoring any damaged areas through our partner contractors.
Mediation and Negotiation of Repair Costs
As a general rule, tenants are responsible for repair and maintenance costs arising from their own use, such as consumable items or damages caused by negligence. On the other hand, the landlord is responsible for costs related to repairs due to aging or defects in the property. However, when the landlord cannot visit the site in person, it can be difficult to accurately determine the scope of repairs or the cause of the damage, which may lead to unfair costs being placed on one party or potential conflicts with tenants.
